The Building Utilities Technician role is to provide maintenance support for the facility, so the Site remains in compliance with all production needs, HSE requirements, and Q&FS standards. The technician will effectively communicate priorities and escalate issues within the Technical Team and across operations.
Utilizing outside contractors, personal repair work and Progressive Maintenance (PM) capability (breakdown elimination /work order completion) the technician will maintain the plant utility systems such as; plant utility systems, fires suppression, lights, compressed air, steam, natural gas, glycol refrigeration, nitrogen generation, water, wastewater, and grounds maintenance, etc. Responsibilities around the building and grounds.
What are we looking for?
Education & Professional Qualifications
Industrial Utilities Certification, Journeyman status, or vocational training preferred.
Boiler Operator License preferred; PSM license a plus.
Manufacturing or industrial maintenance experience preferred.
Ability to lift up to 25 lbs.
Basic computer proficiency (Excel, Word, CMMS).
Knowledge / Experience
Experience operating and troubleshooting building and utilities systems.
Demonstrated mechanical and electrical troubleshooting skills.
Experience with welding, fabrication, plumbing, and pipefitting is a plus.
Strong learning agility and willingness to develop additional technical skills.
What will be your key responsibilities?
Execute daily and weekly activities to ensure reliable operation of building, grounds, and utility systems supporting plant operations.
Own and maintain preventive maintenance (PM) plans for building, grounds, and utilities equipment.
Operate, monitor, and maintain utility systems, including (but not limited to):
Wastewater pretreatment systems
Steam boilers
Compressed air systems
Water and wastewater systems
Refrigeration, chillers, cooling towers, and nitrogen systems
Perform routine troubleshooting and repair of electrical (480VAC and below; motor starters, sensors, switches) and mechanical systems (hydraulic, pneumatic, and mechanical drive components).
Maintain building infrastructure and services, including plumbing, HVAC, lighting, dock doors, roofing, exterior/interior repairs, and grounds.
Manage and coordinate contractors for specialized repairs, grounds maintenance, snow removal, and regulatory inspections.
Complete assigned work orders and proactively address backlog as capacity allows.
Document PMs, repairs, and asset data using CMMS (eMaint and/or SAP PM); develop and maintain functional locations and asset hierarchies. Ensure equipment is maintained in accordance with state licenses, permits, and regulatory requirements.
Conduct breakdown analysis and take corrective action to the root cause level using MSE/IWS tools.
Support spare parts management, recommend improvements, and register/update PMs to improve system reliability.
Maintain budgets related to utilities and facilities; create POs and manage service, parts, and equipment purchases.
Support calibration activities and equipment ownership within assigned areas.
Support and train technicians and operators in troubleshooting, repair skills, and Autonomous Maintenance (AM).
Flow to work across functional areas to meet changing business needs.
Maintain all equipment according to State Licenses and Permits
Register parts and create/update PMs in order to improve the maintenance system
Drive delivery at or above target of following metrics: TRS, production reliability, stops reduction, mean time between failure, defects found and fixed, work order/PM completion rate
Support spares storeroom process and suggest improvements on how to manage spare parts
Spend majority of time in plant performing PMs and/or repairs
Develop/train technicians to grow functional/technical skills, learn troubleshooting and repair skills to operate equipment more efficiently, understand Autonomous Maintenance activities
Flow to work as needed to meet the business need
Takes corrective actions in solving problems to root cause level.
Understand and implement calibration on defined equipment within area ownership.
Support Operations in equipment setup, changeover and training of operators in Autonomous Maintenance (AM) activities.
Understands maintenance scheduling, planning, and inventory management.
Context & Scope
Adhere to all safety, GMP, and regulatory requirements, including LOTO, confined space, hot work permits, and HACCP.
Interpret and apply electrical, mechanical, hydraulic, and pneumatic schematics and drawings.
Apply intermediate mechanical skills including metalworking, plumbing, pipefitting, steam fitting, and basic electrical work.
Utilize Unified Problem Solving (UPS) and IWS methodologies to eliminate losses and improve reliability.
Collaborate effectively with operations, engineering, vendors, and contractors.
Demonstrate strong computer proficiency (e.g., CMMS, Excel, Word, Outlook, SAP/Proficy where applicable).
Uphold high standards of safety, quality, equipment ownership, and continuous improvement.
Balance multiple priorities in a fast-paced manufacturing environment while maintaining strong communication and teamwork.
Proficiency in work order, preventative maintenance completion and other maintenance activities of the plant
Advanced computer skills to include Proficy, Excel, Line Event Data System, SAP, Red Prairie, Nexus
Effective written and verbal communication skills
Ability to use part diagram and list to order parts
